Trust & Probate Real Estate
The home that came with the loss.
After someone passes, there may be a property left behind. I help families through that part — with direction on what to do next, at your pace, on your terms — even if it gets complicated.

A note from Christine
If you’re reading this, someone you love passed and someone told you to call me. Before we get to the work, I want you to know what kind of help this actually is.
Pace
I move at the family’s pace, not the calendar’s. The market doesn’t care that you’re going through this; I do. If your family needs a month to make a decision another agent would push through in a week, take the month. I’d rather lose time than rush a family that’s still grieving.
When it gets weird
Probate brings convoluted timelines and weirder paperwork. Court hearings get continued. Vendors don’t show up. A sibling decides at the last minute they want to keep the house. An attorney needs three signatures from two states. None of that is unusual to me. I’m willing to talk to your attorney directly, sit with your CPA on a tax question, or rework a timeline because the court calendar moved. The legal side runs the show; my job is to fit into it without making your team translate between professionals.
After the sale
I don’t disappear at close. Many families I’ve worked with reach the end of the sale and ask “now what?” I’ve helped families take the cash and close the chapter. I’ve helped them roll the proceeds into a next home. I’ve helped them buy income property and walked them through what owning one looks like. Whichever direction you go, you’re not on your own once the sale clears.
This isn’t a transactional service. It’s a relationship that happens to involve a real-estate transaction. If that’s the kind of help you need, let’s talk.

Christine Edwards · DRE #01973089

Christine was the perfect person to sell our family home of 65 years. We were concerned with it being an “as is” trust sale, but she made the entire process easy. I was impressed with her ability to keep communication going with all the personalities involved with the Trust. She was incredibly professional, courteous, flexible, and thorough. She definitely had our best interest at heart every step of the way.
